§ KNOW ALL BY THESE PRESENTS:
COUNTY OF NUECES §
Peterson and Palacios, Inc., a Texas Corporation (with a 70% undivided interest), and
Nilza Gonzalez (with a 30% undivided interest), whose address is 402 Peoples Street,
Suite 4C, Corpus Christi, Texas 78401, collectively called "Grantor", for and in
consideration of the sum of Ten and No/100 Dollars ($10.00) paid by the City of Corpus
Christi, a Texas home-rule municipal corporation (herein called "Grantee"), whose
address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the receipt of which is
acknowledged, has granted, sold, and conveyed and by these presents does grant, sell,
and convey to the Grantee, its successors, legal representatives, permitted assigns and
franchisees, the free and uninterrupted use, liberty, privilege, and easement of going in,
on, over, under, and along a certain tract of land situated in Nueces County, Texas, and
being described as follows:
Field note description of a six-foot wide sidewalk easement is attached to
and incorporated in this document and depicted on the field notes as
"Exhibit A" and a location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping a
sidewalk in, on, over, under, and along the Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a sidewalk easement and for so long as
used for such purposes and, if the use of said sidewalk easement be ever abandoned,
then, in that event, the aforesaid rights and privileges shall cease.

Field notes of a 0.0148 acre tract of land(644 square feet),being out of Lots 1 of the Ropes and
Chamberlin Bay Terrace No. 2,as shown on map recorded in Volume A,Page 26 of the Map and Plat
Records of Nueces County,Texas;
Said 0.0148 acre tract is comprised of a portion of Enriquez Villareal Survey,Abstract 1, is situated in
Nueces County,Texas, within the city limits of Corpus Christi, and is described by metes and
bounds as follows:
BEGINNING at a chiseled"+"in concrete at the intersection of the southwest right-of-way line of Sante
Fe Street(60' right-of-way)and the northwest right-of-way line of Ayers Street(60' right-of-way),for the
east corner of said Lot 1, Block 403 and the east corner of this tract;
THENCE South 58°45'29" West along the northwest right-of-way line of said Ayers Street(60' right-
