the sum of One and No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas
home-rule municipal corporation ("Grantee"), whose address is 1201 Leopard Street,
Corpus Christi, Texas, 78401, the receipt of which is acknowledged, has granted, sold,
and conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
Field note description of a utility easement over and across portions of
Lots 10, 11, 14, 15 and 16, Section 5, Range VIII, Gugenheim & Cohn's
Farm Lots, as shown on the map recorded in Volume A, Page 53, Official
Deed and Map Records of Nueces County, Texas, and portions of Lots 1-
B, 2-B, 3-B, 4 and 6, M.M. Gabriel Land, as shown on the map recorded in
Volume 2, Page 22, Official Deed and Miscellaneous Map Records of
Nueces County, Texas which description are attached to and incorporated
in this document as "Exhibit A," "Exhibit C," and "Exhibit E," and depicted
on the field notes location map attached to and incorporated in this
document as "Exhibit B," "Exhibit D," and "Exhibit F," the exhibits
collectively being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Warranty Deed,as recorded in Document Number 837116,Official Public Records of Nueces County,Texas,said 0.60 Acre
Tract being more fully described as follows:
Commencing,at a Type 11 TXDOT Monument Found,on the Southwest Right-of-Way of South Padre Island Drive
(State Highway 358)Frontage Road and the said 39.301 Acre Tract;
Thence, South 52°20'16" West, with the common line of the said Southwest Right-of-Way and the Southeast
boundary line of the said 39.301 Acre Tract,28.61 Feet,to a 1/2 Inch Iron Rod stamped"URBAN ENGR. EASEMENT"Set,
for the Point of Beginning,and Northeast corner of this Tract;
Thence, South 24°58'12" West, with the said common line, 11.15 Feet, to a Type II TXDOT Monument Found,on
the North Right-of-Way of West Point Road, a 60' public roadway, for a Southeast corner of the said 39.301 Acre Tract and
this Tract;
Thence, South 88°40'05" West,with the common line of the said North Right-of-Way,the Southwest boundary line
of the said Tract 4 and the said 39.301 Acre Tract,2614.55 Feet,to a 5/8 Inch Iron Rod stamped"URBAN ENGR C.C.T.X."
Set, being the Southeast corner of a 3.657 Acre Tract, described as a Save and Except Tract, as recorded in the said
Document Number 837116,for a Southwest corner of this Tract;
Thence, North 00°34'23" West, with the East boundary line of the said 3.657 Acre Tract, 2.05 Feet, to a 5/8 Inch
Iron Rod stamped "URBAN ENGR C.C.T.X." Set, being a Southeast corner of the said 3.657 Acre Tract, for a Southwest
corner of this Tract;
Thence, North 48°04'57" East, with the said East boundary line, 12.22 Feet, to a 1/2 Inch Iron Rod stamped
"URBAN ENGR. EASEMENT",for the Northwest corner of this Tract;
Thence,North 88°40'05" East, over and across the said Tract 4 and the said 39.301 Acre Tract,2610.18 Feet, to the
Point of Beginning,containing 0.60 Acres(26,133 SqFt)of land,more or less.
