Ronald A. Voss ("Grantor"), whose address is 6838 Greenwood Drive, Corpus Christi,
Texas 78415, for and in consideration of the sum of One and No/100 Dollar ($1.00) paid
by the City of Corpus Christi, a Texas home-rule municipal corporation ("Grantee"),
whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the receipt of
which is acknowledged, has granted, sold, and conveyed and by these presents does
grant, sell, and convey to the Grantee, its successors, legal representatives, permitted
assigns and franchisees, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under, and along a certain tract of land situated in
Nueces County, Texas, and being described as follows:
Field note description of a utility easement over and across portions of Lot
8, Section 40, Flour Bluff and Encinal Farm and Garden Tracts, as shown
on the map recorded in Volume A, Pages 41-43, Official Deed and Map
Records of Nueces County, Texas which descriptions are attached to and
incorporated in this document as "Exhibit A" and depicted on the field
notes location map attached to and incorporated in this document as
"Exhibit B," the exhibits collectively being referred to and known as the
"Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Fieldnotes, for a 0.014 Acre, 5.0 foot Wide Utility Easement Dedication, more or less, being a
portion of Lot 8, Section 40, Flour Bluff and Encinal Farm and Garden Tracts, a map of which is recorded
in Volume A, Pages 41-43, Map Records of Nueces County, Texas; the said 0.014 Acre Tract being more
fully described as follows:
Commencing, at a 5/8 Inch Iron Rod, with red plastic cap stamped "URBAN ENGR CCTX" Set,
on the West Right-of-Way line of Meandering Oaks Drive, a public roadway,the Northeast corner of Lot
1, Block 10, Shoreline Vista, a map of which is recorded in Volume 68, Pages 370-371, of the said Map
Records,the Southeast corner of a 0.064 Acre Tract (Surveyed Same Date), for the beginning of a non-
tangent curve to the Left, having a Delta of 02°12'22", a Radius of 440.00 Feet, an Arc Length of 16.94
Feet, and a chord which bears North 17°14'57" East, 16.91 Feet;
Thence,with the said non-tangent curve to the Left, 16.94 Feet,to a 5/8 Inch Iron Rod, with red
plastic cap stamped"URBAN ENGR CCTX" Found, for the Point of Beginning,the North corner of the
said Meandering Oaks Drive, the Northeast corner of the said 0.064 Acre Tract, and the South corner of
this Tract;
Thence,over and across the said Lot 8, with the boundary of this Tract as follows:
• North 67°48'55" West, with the North boundary line of the said 0.064 Acre Tract, 123.45 Feet,to
an existing 7.50 foot wide Utility Easement, for the West corner of this Tract and the beginning of
a non-tangent curve to the Left, having a Delta of 00°12'16", a Radius of 317.50 Feet, an Arc
Length of 1.13 Feet, and a chord which bears North 13°41'58" East, 1.13 Feet, from whence a 5/8
Inch Iron Rod Found, on the Southeast boundary line of Lot 30, Block 10, of the said Shoreline
Vista, for the Northwest corner of the said 0.064 Acre Tract, bears North 67°48'55" West, 7.58

Tract and for the beginning of a non-tangent curve to the Right, having a Delta of 00°39'18", a
Radius of 440.00 Feet, an Arc Length of 5.03 Feet, and a chord which bears South 15°49'06"
West, 5.03 Feet;
Thence, with the said non-tangent curve to the Left, 5.03 Feet, to the Point of Beginning,
containing 0.014 Acre (618 Sq. Ft)of Land, more or less.
