ASH-JEN PROPERTIES, INC. A TEXAS CORPORATION, whose address is 1526
North Padre Island Drive, Corpus Christi, Texas 78408, for and in consideration of the
sum of One and No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas
home-rule municipal corporation, whose address is 1201 Leopard Street, Corpus
Christi, Texas, 78401, the receipt of which is acknowledged, has granted, sold, and
conveyed and by these presents does grant, sell, and convey to the Grantee, its
successors, legal representatives, permitted assigns and franchisees, the free and
uninterrupted use, liberty, privilege, and easement of going in, on, over, under, and
along a certain tract of land situated in Nueces County, Texas, and being described as
follows:
A 764.08 square foot tract, and being out of Block 3 - Lot 1 of LANTANA
INDUSTRIAL AREA, a subdivision to the City of Corpus Christi, as
recorded in volume 46, pages 109-110, of Map Records Nueces County,
Texas, which description is attached to and incorporated in this document
as "Exhibit A" and depicted on the field notes location map attached to
and incorporated in this document as "Exhibit B," the exhibits collectively
being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees, for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Being a 764.08 square foot tract, and being out of Block 3 -Lot 1 of THE LANTANA INDUSTRIAL
AREA, a subdivision to the City of Corpus Christi, as recorded in volume 46, pages 109-110, of Map
Records Nueces County, Texas and being more fully described as follows.
COMMENCING at a 5/8 inch iron rod found for the southwest corner of said Block 3, Lot 1 of THE
LANTANA INDUSTRIAL AREA, thence, bears N 21°14' 26" W a distance of 175.72 feet to a 5/8
inch iron rod for point of curvature to the right, said curve having a radius of 4813.36 feet, a delta angle
of 3° 48' 09", a cord bearing of N 00° 19' 31" W, a cord distance of 319.39 feet and an arc length of
319.45 feet to a point,thence N 89° 13' 52"E 89° 13' 52"E a distance of 10.00 feet to a 5/8inch iron rod
set for the POINT OF BEGINNING and being the southwest corner of this tract;
THENCE in a northerly direction and beginning of a curve to the right and having a delta angle of 00°
10' 45",radius of 4803.36 feet, a cord bearing of N 01°40' 14"W and an arc length of 15.01 feet to a 5/8
inch iron rod set for the northwest corner of this tract;
THENCE N 89° 13' 52"E a distance of 50.62 feet to a 5/8 inch iron rod set for the northeast corner of
this tract;
