Corpus Christi Independent School District ("Grantor"), whose address 801 Leopard
Street, Corpus Christi, Texas 78403, for and in consideration of the sum of One and
No/100 Dollar ($1.00) paid by the City of Corpus Christi, a Texas home-rule municipal
corporation ("Grantee"), whose address is 1201 Leopard Street, Corpus Christi, Texas,
78401 , the receipt of which is acknowledged, has granted, sold, and conveyed and by
these presents does grant, sell, and convey to the Grantee, its successors, legal
representatives, permitted assigns and franchisees, the free and uninterrupted use,
liberty, privilege, and easement of going in, on, over, under, and along a certain tract of
land situated in Nueces County, Texas, and being described as follows:
Field note description of a utility easement over and across a portion of
Lot 1, Block 1, Los Encinos School Tract, as shown on the map recorded
in Volume 68, Pages 576 and 577, Map Records of Nueces County,
Texas, which description is attached to and incorporated in this document
as "Exhibit A" and depicted on the field notes location map attached to
and incorporated in this document as "Exhibit B," the exhibits collectively
being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping
utility lines in, on, over, under, and along the Premises, including but not limited to
water, wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and
franchisees. for the proper and public use as a utility easement and for so long as used
for such purposes and, if the use of said utility easement be ever abandoned, then, in
that event, the aforesaid rights and privileges shall cease.

Fieldnotes, for a 0.309 Acre, Utility Easement, out of Lot 1, Block 1, Los Encinos School Tract,
a map of which is recorded in Volume 68, Pages 576-577, of the Map Records of Nueces County, Texas;
said 0.309 Acre Utility Easement being more fully described by metes and bounds as follows:
Commencing,at a 5/8 Inch Iron Rod with red plastic cap stamped "URBAN ENGR C.C. TX"
Found, on the Northwest line of Martin Street(Right-of-Way Width Varies), for the Southeast corner of
the said Lot 1, from whence a 5/8 Inch Iron Rod with red plastic cap stamped "URBAN ENGR C.C. TX"
Found, on the East line of Lot 7, Section 7, Bohemian Colony Lands,a map of which is recorded in
Volume A, Page 48,of the said Map Records,and the East line of Lot 2, Section 7, of the said Bohemian
Colony Lands, bears South 61°49'40" East, 35.09 Feet;
Thence,North 61°49'40" West, with the South line of the said Lot 1, 10.00 Feet,to the Northwest
line of a 10 Foot Utility Easement, as shown on the plat of the said Lot 1, for the Point of Beginning and
a Southeast corner of this Tract;
Thence, North 61°49'40" West, with the South line of the said Lot 1, 487.25 Feet, to a 5/8 Inch
Iron Rod with red plastic cap stamped "URBAN ENGR C.C. TX" Found, on a Southwest line of the said
Lot 1, the Southeast line of a portion of Hacala Street (60 Foot Wide Right-of-Way) closed by City
Ordinance No. 030701, as recorded in Document No. 2015050605, of the Official Public Records Nueces
County, Texas, for the West corner of this Tract, and the beginning of a non-tangent curve to the Left,
having a delta of 23°45'35", a radius of 498.71 Feet, an arc length of 206.81 Feet, and a chord which
bears North 11°12'02" East,205.33 Feet;
Thence,with the said non-tangent curve to the Left,206.81 Feet,to a 5/8 Inch Iron Rod with cap
stamped "BASS AND WELSH" Found, on the common line of the said Hacala Street and the said Lot 1,
for the beginning of a tangent curve to the Right, having a delta of 24°05'43",a radius of 438.84 Feet,an
arc length of 184.55 Feet, and a chord which bears North 11°22'27" East, 183.19 Feet;
Thence,with the said tangent curve to the Right, and the said common line, 184.55 Feet,to the
South line of the said Utility Easement, for the North corner of this Tract, from whence a 5/8 Inch Iron

for an inner ell corner of the said Lot 1;

the Northeast corner of this Tract, and the beginning of a non-tangent curve to the Left, having a delta of
