Description of a 3.412 acre tract of land, more or less,a portion of J.C. Russell Farm Blocks,Block 5,Lots 1
and 2, a map of which is recorded in Volume 28 Page 58,Map Records,Nueces County,Texas, and being a
portion of a 117.56 acre tract of land, described by deed recorded at Document No. 2002027348, Official
Records of said county,said 3.412 acre tract of land as further described by metes and bounds as follows:
BEGINNING at a point in the common south boundary line of said 117.56 acre tract and north boundary line
of a 22.840 acre tract of land described by deed recorded as Document No.2007042523,said official records,
said beginning point for the southwest corner of the tract herein described and of which bears N88°32'35"E
1143.46' from a point in the east right-of-way line of North Padre Island Drive (SH 358), the common
southwest corner of said 117.56 acre tract and northwest corner of said 22.840 acre tract;
THENCE N01°27'11"W 1486.29' to a point in said 117.56 acre tract for the northwest corner of the tract
herein described;from a west central corner of said 117.56 acre tract,a point in said east right-of-way line of
North Padre Island Drive at the point of curvature of a circular curve to the right having a central angle of
2°1'7",a radius of 9190.18',a tangent length of 161.91' and a chord bearing N00°33'26"W 323.76',said northwest
corner of the tract herein described bears along said circular curve to the right,being along said east right-of-line of
North Padre Island Drive,a distance of 323.78'and N88°32'49"E 1140.69';
THENCE N88°32'49"E 100.00' to a point in said 117.56 acre tract for the northeast corner of the tract herein
described;
THENCE S01°27'll"E 1486.28' to a point in said common south boundary line of 117.56 acre tract and north
boundary line of 22.840 acre tract for the southeast corner of the tract herein described;
THENCE along said common south boundary line of 117.56 acre tract and north boundary line of 22.840 acre tract
of land S88°32'35"W 100.00' to the POINT OF BEGINNING, a sketch showing said 3.412 acre tract of land
for drainage easement being attached hereto as Exhibit "B", this description not being based on an on-the-
ground survey.

Corpus 115 Partnership ("Grantor"), whose address is #201-388, West 8th Avenue,
Vancouver, BC, Canada, V5Y3X2, for and in consideration of the sum of One and
no/100 Dollar ($1.00) to it in hand paid by the City of Corpus Christi, Texas, ("Grantee"),
a Texas home-rule municipal corporation, whose address is 1201 Leopard Street,
Corpus Christi, Texas 78401, Nueces County, Texas, the receipt of which is
acknowledged, has granted, sold and conveyed, and by these presents does grant, sell
and convey to the Grantee, its successors, legal representatives, permitted assigns and
franchisees, the free and uninterrupted use, liberty, privilege, and easement, of going in,
on, over, under, and along a certain tract of land situated in Nueces County, Texas and
being described as follows:
Field note description for a 100-foot wide drainage easement out of J.C.
Russell Farm Blocks, Block 5, Lots 1 and 2, Volume 28, Page 58, Official
Deed and Map Records of Nueces County, Texas, which description is
attached to and incorporated in this document as "Exhibit A" and depicted
on the field notes location map attached to and incorporated in this
document as "Exhibit B," the exhibits collectively being referred to and
known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of owning and keeping drainage facilities and for the purposes of erecting,
constructing, installing, laying, replacing, using, maintaining, servicing, repairing,
reconstructing, modifying, removing, operating, and inspecting said drainage facilities
under, on, and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as describe above
to the Grantee, its successors, legal representatives, permitted assigns, for the proper
use as a drainage easement, for so long as used for such purposes.
The person signing this drainage easement conveyance as Grantor, or signing on
behalf of the Grantor, represents, warrants, and guarantees that they are the Grantor or
have the authority to act on behalf of the Grantor for the purpose and consideration
stated.
