Margo Lyn Moore ("Grantor"), whose address is 7317 South Padre Island Drive, Corpus
Christi, Texas 78412, for and in consideration of the sum of One and No/100 Dollar
($1.00) paid by the City of Corpus Christi, a Texas home-rule municipal corporation
("Grantee"), whose address is 1201 Leopard Street, Corpus Christi, Texas, 78401, the
receipt of which is acknowledged, has granted, sold, and conveyed and by these presents
does grant, sell, and convey to the Grantee, its successors, legal representatives,
permitted assigns and franchisees, the free and uninterrupted use, liberty, privilege, and
easement of going in, on, over, under, and along a certain tract of land situated in Nueces
County, Texas, and being described as follows:
Field note description of a utility easement over and across a portion of Lots
13, 14, 15 and 16 Section 28, Flour Bluff and Encinal Farm and Garden
Tracts, a map of which is recorded in Volume A, Pages 41-43, Map Records
of Nueces County, Texas, which description is attached to and incorporated
in this document as "Exhibit A", and depicted on the field notes location map
attached to and incorporated in this document as "Exhibit B", the exhibits
collectively being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of erecting, constructing, installing, laying, replacing, servicing, repairing, using,
maintaining, inspecting, reconstructing, modifying, removing, operating and keeping utility
lines in, on, over, under, and along the Premises, including but not limited to water,
wastewater, storm water, storm water detention, filtration, drainage, and gas, and
together with all lines, pipes, conduits, and other equipment, improvements, and
appurtenances used in the supply and provision of public utilities.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as described above
to the Grantee, its successors, legal representatives, permitted assigns, and franchisees,
for the proper and public use as a utility easement and for so long as used for such
purposes and, if the use of said utility easement be ever abandoned, then, in that event,
the aforesaid rights and privileges shall cease.

Field Note Description
Utility Easement
Being a tract situated in Corpus Christi, Nueces County,Texas, over and across portions of Lots 13, 14, 15
and 16,Section 28,Flour Bluff and Encinal Farm and Garden Tracts,as shown on the map thereof recorded
in Volume"A"at Pages 41 thru 43 of the Map Records of Nueces County,Texas,said tract being also located
on that parcel described in the deed to Margo Lyn Moore,recorded under Clerk's File No.2009042344 of the
Official Public Records of Nueces County, Texas, and being more particularly described by metes and
bounds as follows:
BEGINNING at a point in the north boundary of the heretofore described Margo Lyn Moore tract and the
south right-of-way line of South Padre Island Drive (State Highway 358), whence the northeast corner of
Block 1, Lot 2, Roy Smith Plaza,as shown on the map thereof recorded in Volume 60 at Page 22 of the Map
Records of Nueces County, Texas, bears N 67°56'47" W at 239.83 feet for the most northerly northwest
corner of this tract;
THENCE S 67°56'47"E along the north boundary of the Margo Lyn Moore property and the south right-of-
way line of South Padre Island Drive,a distance of 225.99 feet to a 5/8 inch iron rod found for an intermediate
corner of this tract;
THENCE continuing along the north boundary of the Margo Lyn Moore Tract and the south right-of-way line of
South Padre Island Drive S 63°56'45" E a distance of 1807.90 feet to a 5/8 inch iron rod found for the
northeast corner of the Margo Lyn Moore tract and the northeast corner of this tract, said point lying in the
west right-of-way line of Lexington Road;
THENCE S 28°36'35"W along the east boundary line of the Margo Lyn Moore Tract and the west right-of-way
line of Lexington Road a distance of 20.02 feet to a point for the southeast corner of this tract;
THENCE N 63°56'45" W 20 feet south of and parallel to the north line of the Margo Lyn Moore tract a
distance of 1806.31 feet to an angle point for an intermediate corner of this tract;
THENCE continuing south of and parallel to the north boundary of the Margo Lyn Moore Tract,N 67°56'47 W
a distance of 226.68 feet to a 5/8 inch iron rod set for the southwest corner of this tract;
THENCE N 26°02'22" E a distance of 20.05 feet to the POINT OF BEGINNING formine tract embracing
40,669 square feet(0.934 acres)
