Palm Land Investment, Inc., ("Grantor"), whose address is 5949 La Costa Drive, Corpus
Christi, Texas 78414, for and in consideration of the sum of One and no/100 Dollar
($1 .00) to it in hand paid by the City of Corpus Christi, Texas, ("Grantee"), a Texas
home-rule municipal corporation, whose address is 1201 Leopard Street, Corpus
Christi, Texas 78401 , Nueces County, Texas, the receipt of which is acknowledged, has
granted, sold and conveyed, and by these presents does grant, sell and convey to the
Grantee, its successors, legal representatives, permitted assigns and franchisees, the
free and uninterrupted use, liberty, privilege, and easement, of going in, on, over, under,
and along a certain tract of land situated in Nueces County, Texas and being described
as follows:
Field note description of a 20' wide, 0.067 acre drainage easement out of
a portion of Lot 10, Section 26, Flour Bluff & Encinal Farm & Garden
Tracts, as shown on the map recorded in Volume A, Pages 41-43, Map
Records of Nueces County, Texas, which description is attached to and
incorporated in this document as "Exhibit A" and depicted on the location
map attached to and incorporated in this document as "Exhibit B," the
exhibits collectively being referred to and known as the "Premises."
Together with the free ingress, egress, and regress to and for the Grantee, all for the
purpose of owning and keeping drainage facilities and for the purposes of erecting,
constructing, installing, laying, replacing, using, maintaining, servicing, repairing,
reconstructing, modifying, removing, operating, and inspecting said drainage facilities
under, on, and along said Premises.
TO HAVE AND TO HOLD, all and singular, the rights and privileges as describe above
to the Grantee, its successors, legal representatives, permitted assigns, for the proper
use as a drainage easement, for so long as used for such purposes.
GRANTOR
The person signing this utility easement conveyance as Grantor, or signing on behalf of
the Grantor, represents, warrants, and guarantees that they are the Grantor or have the
authority to act on behalf of the Grantor for the purpose and consideration stated.

BEING a 0.067 acre tract of land situated in Lot 10,Section 26 of the Flour Bluff&Encinal Farm and Garden Tracts
as recorded in Volume A,Page 41 of the Map Records,Nueces County,Texas and being a portion of a called 60.54
acre tract of land described by Correction Special Warranty Deed dated February 20,2012,conveyed from L and L
Family Partnership,Ltd.to Palm Land Investment,Inc.as recorded in Instrument No.2012011143 of the Official
Public Records, Nueces County, Texas, said 0.067 acre tract being more particularly described by metes and
bounds as follows:
COMMENCING at a set 5/8" steel rebar with yellow plastic cap stamped "URBAN SURVEYING, INC." along the
northeast line of a 40-foot Road Right-of-Way marking the southwest most corner of Oso Parkway(an 80-foot
Right-of-Way)of the Cayo Del Oso Subdivision,Section 4(Not Yet Recorded);
THENCE,North 61°20'21"West,along the northeast line of said 40-foot Road Right-of-Way,with the southwest
line of the aforesaid 60.54 acre tract,a distance of 53.87 feet to a set 60d nail along the common line between said
40-foot Road Right-of-Way and said 60.54 acre tract for the POINT OF BEGINNING and the south corner of the
herein described easement;
THENCE,North 61'20'21"West,continuing along the common line between said 40-foot Road Right-of-Way and
said 60.54 acre tract,a distance of 20.00 feet to a set 60d nail marking the west corner of the herein described
easement;
THENCE,departing the northeast line of said 40-foot Road Right-of-Way,over into, and across said 60.54 acre
tract,the following four(4)courses and distances:
• North 28'41'21"East,a distance of 173.23 feet to a set 60d nail marking a point of curvature to the left
and the north corner of the herein described easement;
• with a curve turning to the left having a radius of 440.00 feet,an arc length of 55.72 feet,and a delta
angle of 07'15'20",with a chord bearing of South 07'44'22"West,and a chord length of 55.68 feet to a
set 60d nail marking a point of tangency of the herein described tract;
• South 04'06'42"West,a distance of 0.22 feet to a set 60d nail marking the east corner of the herein
described easement;
• South 28'41'21"West,a distance of 121.02 feet to the POINT OF BEGINNING,CONTAINING within these
metes and bounds a 0.067 acre tract of land,more or less.
Basis of bearing is based on the Texas State Plane Coordinate System(NAD 83),South Zone(4205).This survey was
adjusted using a combined scale factor of 1.00003518679844(GEOID12A).
The foregoing legal description and accompanying survey plat were prepared from an actual survey made on the
ground under my supervision in June,2021 and are true and correct to the best of my knowledge and belief.
